About Us

Fifteen years of getting files to the closing table

Nationwide Short Sale was built in the wreckage of 2008.

The market had stopped. Borrowers were underwater with no way out, purchasers couldn’t get financing, and asset managers were sitting on paper nobody wanted. For most homeowners the choice came down to two doors: a short sale, or bankruptcy. We opened with two processors in a single state, working files nobody else wanted to touch.

Today we operate nationwide with thousands of approved short sales behind us — and the same person who took those first calls still negotiates with servicers today.

What we actually do

We are specialists in foreclosures, estate sales, and property sales — whether residential or commercial.

We take the entire short sale process off your desk.

A single short sale can run six months and consume upwards of a hundred phone calls, most of them spent on hold waiting for a servicer representative who has no memory of the last conversation. We collect the package, prepare it, submit it, and stay on the file every day until it closes. You get daily updates — not a status portal, an actual update from the person working your file.

That’s the visible part. The part that decides whether a file closes is what happens when the package hits a wall.

We are specialists in foreclosures, estate sales, and property sales — whether residential or commercial.

Residential and Commertial Negotiations

If you’re behind on payments, a short sale lets you resolve the debt and move forward without a foreclosure or bankruptcy on your record. There is no such thing as too early, and rarely such a thing as too late. If a loan modification was denied, that doesn’t disqualify you — we’ve seen that file a thousand times. Call us and we’ll tell you honestly what your options are, including the ones that aren’t us.

Real Estate Professionals

Processing a short sale is not a good use of your time. Your business grows by listing and closing, not by holding for a servicer. We handle the file end to end so the commission stays yours and your hours stay yours. If short sales are new territory for you, they’re an entire revenue channel most agents write off — we’ll come to your office and teach your team how they work.

Attorneys

You have a practice to run. You don’t need to become a loss mitigation department to serve a client in pre-foreclosure. We take the servicer communication, the document collection, and the follow-up, and we report back daily — because your client is frightened and wants answers today, not next week.

Investors

Distressed inventory is only as good as your ability to close it. We process the short sale so your acquisition doesn’t die in underwriting.

The files other people give up on

We’ve inherited files from realtors, attorneys, and homeowners who did everything right and still got stopped cold — an open ECB violation against the building, a credit card judgment nobody knew was recorded, a second lienholder demanding a number the first will never approve, another investor with a stale contract clouding the title.

Those aren’t paperwork problems. They’re negotiation problems, and they’re the reason we exist. We’ve cleared them, and we’ve gotten everyone to closing.

Our advantage isn’t software. It’s fifteen years of relationships with the servicers who decide these files — Shellpoint, PHH, Mr. Cooper, SPS, SLS, and others — and knowing which department, which escalation, and which argument moves a specific investor. Every file is different. The relationships are what make ours move faster.

The goal has never changed:

A short sale done right means the bank recovers more than a foreclosure would have returned, and a family walks away with their credit intact and their next chapter available to them. Both things are true at once. That’s why we’ve kept doing this for fifteen years, and it’s why we still take the call ourselves.

Facing foreclosure with liens or judgments against your property? Nationwide Short Sale helps residential homeowners and commercial property owners sell — even when mortgage debt, tax liens, mechanic’s liens, HOA liens, or court judgments complicate the process.

Full Lien & Title Review

Before listing, we run a complete title and lien search to identify every claim against the property: mortgage or note holders, junior liens, mechanic’s and contractor liens, HOA/condo liens, tax liens, UCC filings, and judgments. This upfront review prevents surprises at closing and speeds up the short sale timeline — whether it’s a single-family home or a multi-tenant commercial building.

Lender & Creditor Negotiation

Our team negotiates directly with banks, loan servicers, special servicers, and lienholders to secure payoff agreements and lien releases. On commercial deals, this can also mean working with CMBS servicers, mezzanine lenders, and note holders on complex capital stacks. You won’t need to field creditor calls or decode legal notices — we handle every negotiation on your behalf.

Judgment & Litigation Resolution

Outstanding judgments can attach to you or your entity personally, not just the property. We negotiate reduced payoffs where possible and coordinate with attorneys to resolve judgments, pending litigation, or partnership disputes before closing — helping you avoid deficiency judgments and prolonged legal exposure after the sale.

Residential & Commercial Expertise Under One Roof

From single-family homes to income-producing commercial properties, we understand the different pressures each asset type brings — personal hardship on one side, tenant obligations, lease structures, and lender complexity on the other. Our approach adapts to the property while keeping the same goal: a clean exit with minimal cost and exposure.

A Clear Path Out of Foreclosure

If you’re behind on payments, in pre-foreclosure, or facing a lawsuit, waiting only limits your options. We guide you through every step — negotiation, documentation, and closing — so you can move forward without the long-term credit or financial damage of a completed foreclosure.

A Short Sale Partner for Real Estate Agents — So You Can Focus on Selling, Not Servicers

As a real estate agent, your time is best spent finding buyers, negotiating offers, and closing deals — not sitting on hold with a loss mitigation department or waiting weeks for a servicer to call back. When you bring us into a short sale listing, Nationwide Short Sale handles the entire negotiation and processing side, so you can keep doing what you do best: selling.

We Own the Servicer Relationship

Short sales live and die by lender responsiveness, and most agents don’t have the bandwidth — or the specialized experience — to manage that process alongside a full pipeline of listings. We do. Our team handles all communication with mortgage servicers, special servicers, and lienholders: submitting the short sale package, following up on status, pushing back on delays, and keeping the file moving. You get updates from us, not runaround from them.

One Point of Contact, Full Transparency

You stay the agent of record and the face of the deal to your client. Behind the scenes, we manage title and lien review, negotiate payoffs with every lienholder on the property, and coordinate with attorneys when judgments or litigation are involved. You’ll always know where the file stands — without having to chase it yourself.

Protecting Your Deal (and Your Commission)

Short sales fall apart most often from delay, not lack of a buyer. Servicers that go quiet, lienholders that surface late, or judgments that weren’t caught early can stall or kill a deal after you’ve already put in the work. Our process is built to catch those issues upfront and keep negotiations moving, so the deals you bring us actually make it to closing.

Built for Agents Who Want to Scale

Whether it’s one short sale listing or a steady pipeline of distressed properties, partnering with us means you’re not adding a second job to your day. You bring the listing and the client relationship — we bring the lien resolution, servicer negotiation, and closing coordination that gets deals done.

Partner with Nationwide Short Sale and spend your time selling — we’ll handle the rest.

A Short Sale Partner Attorneys Have Trusted for Over 10 Years

When a client’s property is tied up in liens, judgments, or a short sale that needs to close, the legal work is only part of the equation. The harder problem is often locating the right party to negotiate with — judgments get assigned, sold, or transferred to new holders, and creditors change hands without notice. Nationwide Short Sale has spent over a decade doing exactly this kind of work alongside attorneys, and firms return to us because we get results without adding to your workload.

We Locate the Right Parties to Negotiate With

Judgment holders and creditors aren’t always who the public record shows. Judgments get assigned to collection agencies, sold to debt buyers, or transferred between entities — and negotiating with the wrong party wastes time your client doesn’t have. We track down the current judgment holder or creditor of record, confirm standing, and open negotiations directly, so you’re not stuck chasing paper trails or waiting on outdated contact information.

We Handle the Full Negotiation, Start to Finish

Once we’ve identified every lien and judgment holder on a property, we take over the negotiation entirely — payoff amounts, releases, and settlement terms with mortgage servicers, lienholders, and creditors alike. You stay focused on the legal strategy and client counsel; we handle the back-and-forth that short sales require, and we keep you looped in on progress without needing you to manage the process yourself.

A Decade of Trust With Attorneys

For more than 10 years, attorneys have brought us their clients’ short sale and lien resolution cases because we do the work reliably and communicate clearly. We understand the pressure points in these files — deadlines, deficiency exposure, competing creditor claims — and we move cases forward without requiring constant oversight from your office.

A True Extension of Your Practice

Whether it’s one client facing foreclosure or a recurring stream of short sale referrals, we function as an extension of your practice on the negotiation and lien-resolution side — freeing you to focus on legal strategy while we resolve the financial and creditor complexities.

Stay Ahead of a Fast-Changing Industry — And Get Expert Support on Complex Short Sale Investments

Short sale investing isn’t static. Lender policies shift, servicer timelines change, and the deals that make sense today can look completely different in six months. That’s why we invite investors to join the Nationwide Short Sale newsletter — stay current on industry trends, market shifts, and opportunities as they develop, straight from a team that works these deals every day.

But we’re more than a newsletter. Nationwide Short Sale works directly with investors navigating short sales and other complex distressed transactions, especially the kind that don’t fit a standard playbook.

We Handle Complexity, Not Just Simple Deals

Many short sale and distressed asset opportunities come with layers most investors — and most short sale firms — aren’t equipped to untangle: ground leases with separate fee and leasehold interests, properties tied up in estates or probate, multi-tiered debt structures with senior and mezzanine positions, or equity partnerships where ownership and decision-making authority aren’t straightforward. We specialize in exactly these situations.

What We Bring to Your Deal

  • Ground lease structures — Analyzing fee vs. leasehold positions, ground lessor relationships, and how lease terms affect deal viability and financing.
  • Estate and probate complications — Navigating ownership transfers, heirs, and legal requirements that can stall or derail a transaction if not handled correctly.
  • Complex debt structures — Working across senior debt, mezzanine positions, CMBS and special servicer dynamics, and multiple lienholders to structure a path to closing.
  • Equity and entity complications — Understanding multi-member LLCs, partnership disputes, and ownership structures that complicate decision-making and negotiation.

A Team That Understands Investment-Grade Deals

We’re not just processing paperwork — we understand how investors think about risk, return, and deal structure. That means we negotiate with lienholders, servicers, and creditors with your investment thesis in mind, not just a generic path to closing.
